Let's talk

Founder-run · Works alongside agents

When a listing stalls, a price cut isn't the only move left.

A price cut. A long wait. A buyer who walked after the inspection.

I'm a direct buyer. I look at the house as it really is — with the owner, and with their agent. If listing is still the better road, I'll say so.

  • A direct buyer, not a middleman
  • I look at the house as it really is
  • Agents stay part of the deal
  • If listing is better, I'll tell you
One house. A different road.

I look at the house as it really is.

For real estate agents

Your listing isn't dead. It may just need a different kind of buyer.

Bring me the listing that's stuck — price-cut, sitting, or fallen through on the inspection or the appraisal. Your client gets a straight answer, and you stay part of the conversation.

  • The ones that aren't going to close on the open market

The seller who can't take on the repairs a buyer is asking for. The house that fell through on the inspection. The listing that has been sitting since the second price cut.

  • If it belongs on the market, it goes back to you

If I look at the house and it would do better listed, I tell your client exactly that. I'm not trying to buy a home that deserves a listing.

  • I deal with you, not around you

You stay part of the conversation through closing. I won't go around you.

Where I help

The market moved. Some houses didn't move with it.

A clean, updated house in a good school district doesn't need me — it needs a listing. These are the ones where a direct buyer is genuinely the better outcome.

  • The price has been cut and it still sits
  • A buyer walked after the inspection
  • An inherited house in another city
  • Repairs bigger than you can take on right now
  • Tenants still living there
  • A move or a deadline that won't wait

How it works

No surprises at inspection, because I look first.

Three steps. Short on purpose, so you always know where you stand.

  1. 01

You tell me what's going on

You, or your agent. The address, the condition, and what's pushing the timing.

  2. 02

    I look at the house

I see it as it really is, then walk you through my numbers and how I got to them.

  3. 03

    You decide

With your agent, if you have one. If listing is the better road, I'll say so.

About

One person, from the first call to closing.

You deal with me the whole way. Not a call center, not a rotating team. I take the call, I look at the house, and I'm the one at the closing table.

I spent years inside banks, watching good businesses lose money to broken processes. So I started eXat Homes to buy the houses the market passes over, and to work alongside the agents who list them. Running it on my own, I built the tools I needed one room at a time. Today eXat Homes is one house with many rooms, and I'm still the one who answers the door.

The house

Built from the inside out.

I build in the house I live in.

We named it eXat because everyone is looking for the exact house: the pretty one, the perfect one. But no house starts perfect. What makes it a home is what we build inside it: relationships, art, the work we care about. Build the inside right, and the outside follows.

Keep scrolling and the rooms light up, one by one. Tap a room to look inside.

Tell me about the house

Tell me what the listing photos don't show.

Nothing here commits you to anything. If the house would do better with an agent, I'll tell you that too.
